If you are considering selling or leasing a home we recommend a Pre-EPC Survey before you start to market.
In most sales and rentals the EPC will be ordered immediately before or during marketing. Buyers and tenants will only see the EPC before any potential improvements.
With rising fuel prices and concerns over climate change, buyers and tenants are becoming very interested in energy efficiency and may use the EPC to help decide which home they buy or rent.
An energy efficient home will save buyers and tenants money.

| ELEMENT | DESCRIPTION | ENERGY EFFICIENCY | ENVIRONMENTAL |
| Walls | Cavity Uninsulated (assumed) | Poor | Poor |
| Floor | Solid No Insulation | - | - |
| Roof | Pitched, 50mm Lof Insulation | Poor | Poor |
| Main Heating | Boiler and Radiators, Mains Gas | Good | Good |
| Main Heating Controls | Programmer Only | Poor | Poor |
| Secondary Heating | Electric | - | - |
| Hot Water | From main system, no cylinder thermostat | Poor | Average |
| Lighting | Low energy lighting in 15% of outlets | Poor | Poor |
Often simple energy efficiency improvements could improve the EPC making the home more attractive to buyers or tenants.
A Pre-EPCSurvey will predict the likely EPC rating, detail improvements that could be made and the effect they will have. We will advise you where to look for grants and funding, sometimes improvements may be free.
Once any energy efficiency changes have been made we will re-visit the property and issue you with an improved EPC.
